I don't believe in passively listing your property in the hope that someone finds it, and I take extraordinary measures to actively find qualified buyers.

CUTTING EDGE INTERNET PRESENCE:

My experience is that many of the traditional marketing methods used by most real estate agents have become largely ineffective. I prefer to pursue substantive marketing efforts that are highly targeted and proven to get results.

The Internet facilitates these efforts, which centers on my belief in providing the best possible online information and web content. Developed in house, Summit Sotheby's International Realty sites are distributed nationally and internationally and targeted to those who are qualified and interested in buying property in Park City and surrounding areas.

Online services include:

  • All Listings on the Web and in Multiple Places: All of my listings are available online through many sources including the Park City Multiple Listing service, Realtor.com, as well as on sothebysrealty.com, our company site and 60 other agent web sites. We also have a presence on Google, Yahoo, Real Estate Journal, Trulia and more.

  • Easy Web Searching and Browsing: All available MLS listings are on my site and searchable. Many of my users bookmark my site and prefer them over other search options because of the ease of use, impressive visuals and complete information.

    My listings are prominently displayed under 'Personal Listings' with Summit Sotheby's International Realty listings featured in both the 'Company Listings' section and general property searches and are noted as 'Featured Listings' on both this site and all of my sister sites.

  • Online Streaming Videocasts: Qualified listings may also have professionally produced online video tours along with 9 still shots.  These videos allow my clients to truly preview homes before they enter them, and also allow me the flexibility of capturing what is unique about a property. My property details pages give a unique and entertaining insight into my listings that can't always be captured with only photos or 360º tours.

  • Search Engine Syndication: All of my listings are uploaded to Google Base and are searchable through the most popular search engine available. This syndication also provides my listings exposure to thousands of other related sites.

  • Smart Real Estate TV and Home Previews: My sister site, ParkCityonDemand.com, is devoted to videocast property tours and Smart Real Estate television shows. Visitors preview homes before they arrive in a way that is far superior to the old distorted 360º tours. They can also watch any of our television shows up to a year old.  This site is searchable by winter or summer living, property type, project and area. Users can also email videos to friends or download our video podcasts directly from the site.

  • iTunes and Your Computer: All Summit Sotheby's International Realty video tours are available through iTunes to be downloaded for free to a users computer or uploaded to an iPod.  You can find our podcasts by searching for 'Park City Real Estate' in the iTunes music store and selecting the Summit Sotheby's International Realty podcasts.

  • iPods and Portable Video: All Summit Sotheby's International Realty agents have Video iPods to display the property tours while on the go. Interested buyers can also download videos and share with friends.

  • RSS Feeds and News Aggregators: My listings are also available by RSS feed, a popular way for people to aggregate their favorite sites and content.  RSS readers automatically updated information as it becomes available. You can subscribe to our feeds by going to lwdparkcity.com and clicking on 'Recent Videocasts.'

  • Online Advertising and Distribution: I have a distributed online marketing campaign that is carefully managed to get the best results. Sotheby's International Realty advertises in places that generate qualified leads including Google, Yahoo, MSN, Business.com, Forbes.com, WSJ.com, etc.

  • National and International Networking: My site allows me to be flexible and easily integrate with other business and web sites. My established national partnerships and networking along with marketing through Sotheby's International Realty various web sites give my listings maximum exposure. These network of partners assist me in actively finding qualified buyers that become part of my 'Experience Marketing' philosophy explained below.

  • Targeted Campaigns in New and Emerging Markets: \We have a strategic partnership with companies in China to promote a new site that will be in Mandarin and targeted towards qualified international buyers and investors. We will also be rolling out other sites in other languages throughout 2008.

  • VisitorTrack: I actively track traffic on my web site and use cutting edge software to monitor where people are coming from and how effective my site is. I am able to proactively identify qualified leads and directly target my listings to the appropriate people.

 

EXPERIENCE MARKETING

Video tours, active national and international networking and marketing paired with a unique hosting program help me actively pursue buyers and their friends versus simply waiting for a buyer to arrive.

My video tours give unique insight into my listings and can be easily distributed. Through my exclusive network, agents in high-end markets can share impressive listing information with any of their qualified buyers.

When qualified buyers are identified, I act as their host, giving them the experience of Park City and Deer Valley the way it should be. Buyers get first hand experience with what it is like to live in Park City, enjoy a day on the slopes or on the golf course, get access to various clubs and fine amenities along with Park City's top-notch restaurants and entertainment. During this time they can search for the right property for them.

PRINTED MARKETING MATERIAL


Summit Sotheby's International Realty printed brochures are unrivaled in the area. All of my listings get high-quality two-sided full-bleed brochures with large photos, printed on card stock. We can also assist in developing various marketing materials as is appropriate for your property. Scrapbooks of recent marketing products are available for review.



DIRECT MAILINGS

When appropriate I use my extensive mailing lists to deliver brochures, postcards, newsletters and personal notes to prospective buyers.

PHOTOGRAPHY

Summit Sotheby's International Realty has two full-time professional photographers on staff who use the latest technology in digital photography to quickly produce high quality interior and exterior photography for every listed property. In addition, I can utilize company digital cameras for any quick photography needed. No more waiting for days to get on a third-party photography companies schedule.

NEWSPAPER ADVERTISING

Summit Sotheby's International Realty advertises 52 weeks a year in The Park Record newspaper. I may choose to augment company advertising with additional individual newspaper advertising and all company design and production capabilities are made available to them for that purpose, although company print advertising is generally sufficient.

OPEN HOUSES

Intercept marketing is still important in many situations. My first priority is always Realtor open houses to expose each listing to every member of the Park City real estate community. I pride myself on my good relations with other Park City real estate firms and I believe that a good listing agent is much more concerned with getting their clients property sold quickly and at the right price rather than selling it themself. Public open houses can be effective depending on such factors as location and time of year and I know how to stage and promote public open houses.

PARK CITY BOARD OF REALTORS

All of my properties are included in the Multiple Listing Service of the Park City Board of Realtors. Where appropriate properties may also be listed in the Wasatch Front Regional MLS.

SIGNAGE

Basic real estate signage is a leading source of prospective Buyers. In addition to the importance of well-maintained signs and flyer boxes, I place focus on the efficient handling of sign generated call-ins.
